100% Contact Free Checkin
We have 100% contactless checkin process.  
You will receive either an email (for unit numbers beginning with one(1) or a text (for unit numbers beginning with two(2) or three(3) between 2PM & 3:30PM Mountain time.  This is your indication that you may go directly to the Unit and enter.   The email or text will contain instructions for entering the Unit.   Please do not go to Unit until you receive the text or email. 

Is There Parking?
Fall River Village has very limited parking and therefore for the fairness and convenience of all guests, the parking policy is strictly enforced. ONLY ONE PARKING SPACE IS PROVIDED FOR EACH UNIT AND THERE IS NO VISITOR PARKING ON SITE. Motor homes are also prohibited. Please plan accordingly. Parking in a second space or parking a vehicle too big for the parking spot allotted will leave another guest without a place to park. You will be issued one parking pass per unit upon arrival. Please ensure the parking pass is in plain sight on your vehicle’s driver-side dashboard at all times when on the Property. Vehicles without a parking pass will be towed at owners’ expense.

How Many People Can Stay with Me?
The number of guests occupying a property is limited to the number stated on the rental confirmation with the exception of a child requiring a crib. These limits are strictly enforced. Exceeding the specified occupancy constitutes a breach in the rental agreement and may lead to termination without refund of rent. Note: Children that are 4 years old or younger are not required by the owners to have a bed; all other children and adults do as sleeping on floors, sleeping bags, sofas, airbeds, etc. is not allowed.

Are Pets Allowed?
  • DOGS are only  permitted in specific Units that are designated as "Dog Friendly" and all terms and conditions are followed and applicable fees are paid. 
  • Dogs are not permited in any other Units.

Is There Air Conditioning?
Few mountain properties in Estes Park have air conditioning because the nights are cool and there is a very brief season when the days get warm enough to need one. Even though some of the thermostats at Fall River Village have a setting for A/C, there is no A/C. Box fans are available upon request. Opening the windows in the morning and evening creates a cross-breeze that easily cools the condo. First floor condos do stay cooler than the second floor.

What Do I Need to Pay, When?
Reservation Payment Your reservation is not secured until you have signed the Vacation Rental Agreement and at least 35% of the balance has been paid. If you owe a balance on the reservation, it will be automatically charged 30 days prior to your arrival date. Please call us at least 24 hours in advance if you want the charge to be made in a specific way or on a different card.

What Is the Cancellation Policy?
To cancel a confirmed reservation, please call us as soon as you know. Written notification of cancellation is also required, which can be sent via mail, fax, or e-mail and must be received before the cancellation is confirmed.
If you cancel a reservation more than 30 days prior to arrival date, 100% of the total deposit amount will be refunded less an $99 Cancellation Fee
If you cancel a reservation within 30 days of your arrival date – You will be issued a 100% credit towards a future reservation. Your booking can be rescheduled for any time during the 12 months following the original arrival date (subject to availability and current unit rate).
Our apologies, but all reservations are subject to cancellation or substitution by the on-site employee due to uncontrollable circumstances.

What Other Policies Should I Know About?

Credit Card Hold 
A credit card hold of $300 will be processed upon check-in and released upon check-out. The cost of any missing/broken items, excessive housekeeping, or trash not taken to the dumpster will be charged a reasonable amount to cover the costs involved in returning the premise to its original state. Any unauthorized pets found in any unit will result in an assessed fee of $300. Smoking inside the premises or within 100 ft of any building will result in an assessed fee of up to $1000.
